It’s very common for people to contact me that are ready to start home search but aren’t pre-approved. As much as I hate to crush their spirits, but it saves them from future heartache because they may not be approved for the home they wanted. It’s so important to do this right off the bat so you know what you’re looking for. This allows you to make a strong offer and get you into your home faster!

Why Should You Price Your Home Accurately?



Today I wanted to talk to you about the importance of pricing your home accurately when going to sell your home. For example, if you go to Wal-Mart and they’re selling milk for $1.99 and then you go down the road to CVS and they’re selling milk for 99 cents, where will buy your milk? You will go to the CVS. Even if Wal-Mart used signs, balloons and characters to advertise their $1.99 milk, you still go to CVS for the cheaper milk. In essence, it doesn’t matter what you do if your home is priced too high; it still won’t sell.

You need to find the competitive edge. If you have a declining market, you want to price it appropriately right off the bat. If you imagine a graph with a declining line, your home will always be above that line and never sell. If you price it just under that average line and have it perfectly priced to start off, you will sell your home for a better price because you won’t have to deal with price reductions. It’s really important to have a good market analysis agent that will see what is out there, active and sold and appropriately price your home.

How Will the 3rd Quarter Results Affect Your Home’s Sale This Holiday Season?

Today I wanted to go over the third quarter market reports that have recently been released and how this can impact you and the sale of your property.

We’ve seen an increase in overall sales in Charlottesville by 25.9% from last year. For the Richmond market, we are up 675 homes and Charlottesville is up 11.6%. Overall, we’re looking great. The DOM (days on market) for Charlottesville and Richmond is sitting around 57 days.

For people who are a little apprehensive about listing during the holidays, my busiest month for the past four years has been December. What most people don’t realize is that purchasing a home is 97% emotional and about 3-5% rational. When buyers see homes decorated and seasonal smells resonating in the home, this tugs on their heart strings. Don’t let the fact that with family coming into town and people relocating that it’s a bad time to sell. On a percentage basis, more homes are selling in the winter months than in the spring months because of the amounts of inventory/competition the spring brings.
